Tenant Expectations & Rental Rules

Expectations: 

• Lease terms are 12 months 
• Utilities are managed by us and added directly to tenant ledgers monthly
• Rent is due on first day of each month and can be paid with credit card or electronic check through the tenant portal. We do not accept payment in the mail.
• Security Deposit is refundable unless claimed due to lease agreement breach or damage - Please see the lease or list of repair items assessed at end of the lease under the documents tab.
• Pest control is a tenant responsibility. Termites are our responsibility
• Regular maintenance of lawn and general housekeeping is required

Rules:

• Smoking inside units is not permitted
• Vicious pet breeds not allowed
• Vehicles must be operational with valid license plates/registration, and never park on the lawn
• Renters Insurance is mandatory. Proof of coverage required before occupancy
